What Happens When the SRA Intervenes?
When the Solicitors Regulation Authority (SRA) intervenes in a law firm, it steps in to protect client interests by taking control of files and client money.
While intervention is an important safeguard, it often results in temporary but significant delays for ongoing conveyancing transactions. Files are transferred to a nominated intervention firm, and during this period, substantive legal work usually pauses.
Why SRA Intervention Can Take 8 Weeks or More
In practice, it can take 8 weeks or longer for a nominated firm to fully review files and begin progressing transactions. This is because the intervention firm must:
- Receive and organise large volumes of files
- Establish what work has already been completed
- Reconstruct transaction histories
- Prioritise urgent cases across many affected clients
For many property chains, this delay is simply not workable.
Why Some Clients Choose to Transfer Their Matter
Rather than waiting for the intervention process to complete, some buyers and sellers choose to instruct a new solicitor immediately.
This can be particularly important where:
- A chain is at risk of collapse
- Mortgage offers are close to expiry
- Exchange or completion deadlines are looming
- Pressure from agents or other parties is increasing
