Residential Conveyancer

Purpose of the Role

To manage a varied caseload of residential conveyancing matters from instruction to post-completion, ensuring high standards of client care, compliance with regulatory requirements, and contribution to the firm’s growth and reputation.


Key Responsibilities

Handle all aspects of residential property transactions including:

  • Freehold and leasehold sales and purchases
  • Unregistered and registered titles
  • Draft and review contracts, transfer documents, and completion statements
  • Conduct title checks, searches, and prepare reports on title
  • Liaise with clients, estate agents, lenders, and other solicitors
  • Manage exchange and completion processes, including transfer of funds
  • Submit SDLT returns and register transactions with HM Land Registry


Client Care

  • Provide clear, timely, and professional advice to clients
  • Maintain regular communication and updates throughout the transaction
  • Ensure compliance with the firm’s client care policy and the SRA Code of Conduct


Compliance & Risk Management

  • Adhere to the Solicitors Accounts Rules, SRA Principles, and CQS Core Practice Management Standards
  • Verify client identity in line with AML regulations
  • Maintain accurate and compliant file management systems
  • Report any compliance issues to the firm’s COLP or SRO as appropriate


Business Development

  • Contribute to marketing initiatives and networking activities
  • Build and maintain relationships with referrers and clients
  • Assist in developing new business opportunities


Person Specification

  • Essential Qualifications & Experience
  • Qualified Solicitor, Licensed Conveyancer, or Chartered Legal Executive
  • Proven ability to manage a high-volume caseload independently
  • Strong technical knowledge of conveyancing law and practice

Skills & Competencies

  • Excellent communication and interpersonal skills
  • Strong organisational and time management abilities
  • Proficient in using case management systems and Land Registry Portal
  • Ability to identify and manage risk effectively
  • Commitment to continuous professional development
  • Familiarity with CQS accreditation requirements
  • Commercial awareness and client-focused approach
  • Enthusiastic about property law and client service
